NEW REGULATIONS CAME INTO FORCE 21st MAY 2004 HOWEVER IT IS WELL KNOWN THAT NOT ALL BUILDINGS THAT SHOULD HAVE BEEN ASSESSED HAVE BEEN ASSESSED.
If you own, occupy, manage or have responsibilities for non-domestic premises
which may contain asbestos, this affects YOU!
Because of the ambiguity in the definition those responsible for Blocks of Flats main not appreciate that the regulations apply to them or more specifically the common parts within the building.
You need to decide how to identify, assess and manage any asbestos-containing materials (ACM's) on your premises.

- You need a good strategy to manage these materials and help prevent risk to workers or others who may use the premises.
THE REGULATIONS
The new regulations require you to manage the risk from asbestos by:
- Finding out if there is asbestos in the premises, its amount and what condition it is in.
- Unless you have strong evidence to the contrary, you must presume that materials do contain asbestos.
- Make and keep records of the location and condition of ACM’s or presumed ACM’s in the premises.
- Assess the risk.
- Plan how you are going to manage the risk.
- Put that plan into action.
- Review and monitor the plan.
